Taxation of rental income in Bali

When renting out a villa or apartment in Bali, you must pay a 10% income tax on the rental income. This taxation system is very transparent in Bali, and there is no need to worry about hidden fees.

Everything is handled directly and honestly, with no unpleasant surprises. Here’s a quick practical example: if you earn, say, 1,000 euros a month in rental income, you’ll pay 10% of that amount to the government—or 100 euros in income tax. The remaining 900 euros is yours to keep.

Bali's land tax is a real treat for investors

Although property in Bali is subject to property tax (known in Indonesia as "PBB" – Pajak Bumi dan Bangunan), the amount is largely symbolic: about 15 euros per year. Such a low tax rate makes the Bali real estate market particularly attractive to both local and international investors. When compared to European countries, where property tax can reach hundreds or even thousands of euros per year, Bali’s tax system seems truly investor-friendly.

Low property tax allows investors to hold onto their real estate long-term without incurring significant ongoing costs. In addition, calculating land tax is straightforward and payment is typically made once a year; this makes the process simple and transparent. Favorable land tax rates are one of the reasons why Bali has become a popular destination in recent years, not only among tourists but also among real estate investors.

Income tax on the sale of real estate in Bali

If you decide to sell your property in Bali, you’ll need to account for a 10% income tax, which is calculated based on the sale price. The remaining amount is entirely yours to keep. For example, if you sell your property for €200,000, you’ll pay €20,000 in income tax, and you can use the entire remaining amount (€180,000) however you like—whether that’s to finance your next real estate project or something else of your choosing.

Why are the taxes in Bali ideal for investors?

While property taxes and ongoing expenses can eat into an investor’s profits elsewhere in the world, in Bali, the majority of the income stays in your pocket. This means more freedom and more profitable deals.

Let’s compare the Bali real estate market with those of Switzerland and Spain, for example. If the property is valued at €150,000, the monthly rental income would be €1,000, and the selling price would be, say, €180,000 (a profit of €30,000), then the taxes in different locations would be as follows:
